Preserving
OUR LEGACY
Completed in April 2018, Phase 1 of The Innovation Plan was carefully undertaken to preserve the lot’s historic structures. The Mansion was retrofitted and four landmark bungalows were restored and relocated to be just behind it.

A NEW ERA
Located in Culver City, California, The Culver Studios is one of the entertainment industry’s most treasured independent film and television studios. Originally built in 1918 by silent movie pioneer Thomas Ince, The Culver Studios has been home to some of the most famous productions in Hollywood history, including Citizen Kane and E.T.
Hackman Capital Partners embraced the studio’s star-studded legacy with an Innovation Plan to completely modernize the lot—more than doubling its size—for next-generation entertainment. All while preserving the site’s historic structures.
The now 720,850-square-foot campus includes the Mansion and bungalows, five brand new buildings, totaling 550,000 square feet, and two parking structures with 1930 spaces. All in all, the campus offers 619,850 square feet of creative office and state-of-the-art production support space, seven stages totaling 96,263 square feet, and 4,736 square feet of stage support space.

SUSTAINABLE DESIGN
The Culver Studios was designed with several sustainable features and planning principals, and anticipates LEED Gold Certification in Spring of 2022.
Energy-saving features were a primary goal and include high-performance glass, highly efficient heating and cooling equipment, heat-reflective roofing and photovoltaics. Building materials with recycled content were selected to reduced environmental impact, such as lowering greenhouse gas emissions. To improve air quality, interior finishes required disclosure reports, ensuring that materials contained low chemical content and emitted low pollutant levels.
In addition, significant water-saving measures were taken. Efficient plumbing fixtures were installed, saving over half a million gallons of water annually. Underground collection tanks also were installed, sitewide, to capture and manage rainwater.
